Project Description
The City of Alexandria is pursuing solutions to reports of flooding in the Nethergate Townhome community after intense rainfall events. The project area is bound by Bashford Lane to the north, Second Street to the south, Portner Road to the west and West Abingdon Drive to the east. As part of this project, the design team will analyze hydraulic capacity of the existing storm sewer, and develop alternatives to mitigate flooding.

Planning
The Planning Phase concluded at the end of 2024. During this stage, the City completed a hydraulic analysis of the existing storm sewer system and developed design alternatives aimed at alleviating flooding. Field data were collected to confirm existing conditions and to support evaluation of constructible alternatives. At the conclusion of the Planning Phase, a preferred alternative was selected for advancement to design.
Design
The project is now in the Design Phase. The City and its consultant team are preparing detailed engineering plans and specifications for the selected storm sewer improvements. This work includes:
- Advancing the conceptual design into a fully engineered, constructible plan set
- Coordinating with utilities, property owners, and partner agencies to minimize conflicts
- Identifying right-of-way and permitting needs
- Refining project cost estimates and construction phasing
The Design Phase will conclude with the development of 100% design plans, which will be used to bid and construct the improvements. Community outreach and stakeholder coordination will continue throughout this phase to ensure the final design addresses local needs while minimizing construction impacts.
