The Zoning Services Group is responsible for administering and enforcing zoning and subdivision regulations. Staff provides zoning analysis to city agencies, citizens, architects, engineers and builders, and reviews and approves construction permits and business licenses for compliance with the Zoning Ordinance. Zoning Inspectors respond to citizen complaints and inspect property for zoning and Special Use Permit (SUP) violations. In addition, zoning staff provides support to the Board of Zoning Appeals, a quasi-judicial citizen appointed board that hears requests for variances, special exceptions and appeals. Zoning staff is available by phone at 703.746.4333 or in person at the Planning and Zoning Counter from 8 a.m. to 5 p.m., Monday - Friday.
Board of Zoning Appeals
The Board of Zoning Appeals (BZA) hears requests for variances, special exceptions and appeals. The BZA holds monthly public hearings in the City Council Chambers at 7:30 p.m. on the 2nd floor of City Hall.
Special Use Permits
Uses listed in the Zoning Ordinance as Special Uses require either an administrative or public hearing Special Use Permit (SUP) before they can be established. Forms are available below to apply for SUP approval.
