Background: Pulte Homes and Centex Homes teamed to purchase the 165-acre site on the south side of Potomac Yard from Crescent Resources early in 2005. Pulte and Centex are national developer/builders planning to proceed with construction of the mixed use development as originally proposed – with 1.9 million square feet of office space, 135,000 square feet of retail (in addition to the existing 600,000 square foot Potomac Yard Shopping Center), and 1700 residential units. Over the course of 2005, the Planning Commission held a series of community meetings and work sessions on Potomac Yard to provide ample opportunity for residents to learn about development plans for the site as well as provide feedback regarding plans. The Planning Commission will continue to serve as the forum for community input to enable all interested residents to participate. In addition, PYDAC (the Potomac Yard Design Advisory Committee) and the Park and Recreation Committee have met and will continue to do so over the course of the Potomac Yard planning and application process. Potomac Yard Fire Station and Affordable Housing Task Force: U.S. Conference of Mayors Presents Award to City of Alexandria for the Station at Potomac Yard The Alexandria City Council established the task force in June to evaluate a proposal by Potomac Yard Development, LLC, to build a new fire station near the Town Center now being planned for the 165-acre Potomac Yard development. Under the current proposal, the developer would fund construction of a 3-bay fire station, estimated at approximately $6 million. The developer has also proposed building approximately 60 units of affordable housing above the fire station as part of its $10.5 million affordable housing commitment. This would be a unique opportunity for the City to gain a large number of additional affordable units since the cost of the land would be covered fully by the developer as part of the fire station project. Upon completion of the new Potomac Yard Fire Station, fire suppression units now housed at the Windsor Avenue Station (#202) in Del Ray would be relocated to Potomac Yard. The existing Emergency Medical Service unit would remain at Windsor Avenue and that facility would undergo renovations to accommodate greater community use. The Task Force has worked through the past two months to gather questions and information, solicit public comment, and discuss the pros and cons of the proposal. Following the September 5 public comment meeting, the Task Force will hold three additional work sessions to discuss and draft its recommendations and report to the Planning Commission and City Council. These work sessions will be held on September 7, 10 and 14 at the Mount Vernon Recreation Center. The public is of course welcome to attend these sessions, but there will be no further public comment scheduled after September 5. The issue is scheduled to be considered by the Planning Commission at its October 3 meeting, and by the City Council at its October 14 Public Hearing.
